Leaks & water
Why Is the Metal Flashing Pulling Away from My Roof?
A visible flashing gap may admit water. Its significance depends on the joint type and how the metal is integrated with roofing and the adjoining wall.

What could be causing it?
Loose attachments or failed mortar joints can separate counterflashing.
Movement or corrosion can affect metal details.
Earlier surface patches can hide missing or incorrectly lapped flashing.
The overlapping layers matter
Flashing is part of a water-shedding sequence. A visible surface bead can conceal a defective connection beneath it. A repair should explain how water will pass from the wall or chimney onto the roofing without entering the construction.
What you can observe safely
Photograph the wall or chimney junction from the ground. Note indoor staining after rain and earlier sealant repairs.
Use indoor or ground-level photographs. Avoid climbing onto a wet or damaged roof or entering an unsafe attic.
What determines the right repair?
Ask whether step flashing, counterflashing or both need work. Durable water-shedding layers should not depend only on an exposed bead of caulk.
Questions worth asking
- What evidence identifies the source of the moisture or damage?
- Which materials can remain, and which need replacement?
- What is included in the written scope, and what happens if hidden damage is found?
Common follow-up question
Is a flashing gap always repaired with caulk?
No. The metal condition, attachment, counterflashing and overlaps determine the repair. Compatible sealant may be part of a specified detail rather than the entire remedy.
What should the inspection document?
Ask for the affected location, photographs of the findings and a distinction between confirmed defects and areas that need further access. The report should explain how the proposed work connects to the symptom and which adjoining materials remain.
Build a useful record
Save dated photographs, the weather when the problem appeared, and earlier inspection or repair documents. These answers help you prepare; the cause still needs to be confirmed at the property.
