Repair decisions
Why Does My Roof Keep Leaking After Repairs?
A recurring leak can mean the original source remains, another source exists, or water is still draining from wet construction. More surface sealant is not a diagnosis.

What could be causing it?
The earlier repair may have treated the visible drip location instead of the entry point.
Several openings can feed the same ceiling area.
A sealant patch may have failed while the underlying flashing defect remained.
Compare failures with the earlier scope
The same indoor stain can receive water from multiple roof openings. A repeat visit should explain what the previous repair addressed, what evidence supports the new suspected source and whether wet materials are continuing to release stored moisture.
What you can observe safely
Create a timeline of repairs, rain events and stain changes. Bring before-and-after photographs and the exact written scope of previous work.
Use indoor or ground-level photographs. Avoid climbing onto a wet or damaged roof or entering an unsafe attic.
What determines the right repair?
Ask how the next inspection will test the suspected source and distinguish old wetting from active entry. Request photographs of the defect and the completed detail.
Questions worth asking
- What evidence identifies the source of the moisture or damage?
- Which materials can remain, and which need replacement?
- What is included in the written scope, and what happens if hidden damage is found?
Common follow-up question
Is more caulk a lasting solution?
Some details use compatible sealants, but adding a surface patch does not establish that overlaps, drainage and flashing are correct. Ask for the underlying water-shedding detail.
What should the inspection document?
Ask for the affected location, photographs of the findings and a distinction between confirmed defects and areas that need further access. The report should explain how the proposed work connects to the symptom and which adjoining materials remain.
Build a useful record
Save dated photographs, the weather when the problem appeared, and earlier inspection or repair documents. These answers help you prepare; the cause still needs to be confirmed at the property.
