Edges & drainage
Why Is Water Still Standing on My Flat Roof?
Persistent water on a low-slope roof can involve blocked outlets, low spots or deflection. A puddle does not by itself identify a leak.

What could be causing it?
Debris can restrict drains or scuppers.
Low spots and settled insulation can retain water.
Equipment or earlier repairs can interrupt drainage paths.
Drainage and membrane condition work together
A low spot may retain water even when the membrane is currently watertight. An inspection should document outlets, drain routes, seams and the duration of ponding. If trapped moisture or deck deflection is suspected, the repair scope needs to address that evidence.
What you can observe safely
Record when rain stopped and when water clears from a safe existing viewpoint. Do not enter an unprotected roof or walk through ponded water.
Use indoor or ground-level photographs. Avoid climbing onto a wet or damaged roof or entering an unsafe attic.
What determines the right repair?
Ask for drainage and membrane findings together. System specifications and ponding duration matter; a coating does not automatically correct roof slope.
Questions worth asking
- What evidence identifies the source of the moisture or damage?
- Which materials can remain, and which need replacement?
- What is included in the written scope, and what happens if hidden damage is found?
Common follow-up question
Will a new coating remove a low spot?
A surface coating generally does not redesign drainage or correct structural deflection. Ask whether slope correction, drain work or wet material removal is necessary.
What should the inspection document?
Ask for the affected location, photographs of the findings and a distinction between confirmed defects and areas that need further access. The report should explain how the proposed work connects to the symptom and which adjoining materials remain.
Build a useful record
Save dated photographs, the weather when the problem appeared, and earlier inspection or repair documents. These answers help you prepare; the cause still needs to be confirmed at the property.
